Where We're Growing: TownCenter Villages: New Townhome Development Expands Housing in Region 2

In Region 2, residential growth continues with TownCenter Villages—a new single-family attached housing project currently under construction in the Rogers High School catchment area. 

Located near Meridian Ave and 136th Street E, this project will bring 106 two-bedroom townhomes to the community. The neighborhood is being developed in a mix of three- and four-plex buildings, offering modern, attached housing options aimed at addressing the region’s demand for mid-density residential development. 

TownCenter Villages is located within the attendance boundaries of Firgrove Elementary, Ballou Junior High, and Rogers High School—schools that are actively monitored for enrollment capacity as growth continues across the southern portion of the district. 

As with other projects in fast-developing areas, this neighborhood underscores the importance of proactive planning to ensure school facilities can meet future student needs. The 2025 School Capacity and Utilization Task Force (SCUT) is closely tracking projects like this to inform long-range planning decisions. 

SCUT has recommended a range of planning tools, including boundary reviews, waiver restrictions, and enrollment monitoring, to stay ahead of future capacity impacts. 

TownCenter Villages reflects the broader trend of housing diversification and residential expansion that continues to shape enrollment patterns in region 2.
