Where We’re Growing: The Hive, Edgewood and School Capacity Planning

The City of Edgewood has received a land use application for The Hive, a mixed-use, multi-family housing development located near Northwood Elementary at 10014 24th Street East. The project includes two three-story mixed-use buildings, four four-story apartment buildings, a two-story amenity building with an onsite manager’s unit and four guest studios, and a pool house. 

Once complete, The Hive will include a total of 176 apartment units, approximately 9,600 square feet of commercial space, 251 parking spaces, and 21 bicycle parking spaces. Additional onsite amenities include a children’s playground, pickleball courts, refuse areas, and a large plaza space along 24th Street East.  

As with all residential growth in the region, the Puyallup School District is closely monitoring how The Hive and similar developments may affect school enrollment and facility capacity. The development is located within region 3, where students attend Northwood ElementaryEdgemont Junior High, and Puyallup High School

Current Capacity Trends 

Northwood Elementary, a 2015 Bond school, has a built capacity of 660 students and a total capacity of 723 students when counting portable classroom space. The school currently utilizes three portables to support existing instructional programs. Within the next four years, enrollment at Northwood Elementary is projected to grow to approximately 790 students, which is nearly 130 students beyond the school’s permanent capacity, excluding portables. 

The School Capacity and Utilization Task Force is reviewing contingency options related to Northwood Elementary, including out-of-district waiver management and potential program shifts to Mt. View Elementary to alleviate space constraints at Northwood. 

Planning for Growth and Flexibility 

As the Hive and other local developments progress, the district will continue to monitor housing occupancy rates and their impact on student enrollment. Multi-family developments often generate enrollment growth gradually, but the cumulative effect of multiple projects can place increased pressure on existing school facilities. 

District staff and the School Capacity and Utilization Task Force will use updated enrollment data to assess how best to balance student distribution, maintain program quality, and plan for potential facility needs within region 3.

The Hive represents one of many developments contributing to long-term growth across the Puyallup School District. Through strategic planning and community collaboration, the district remains focused on ensuring that every student has access to safe, supportive, and appropriately sized learning environments.
