Where We're Growing: Liberty Ridge at Sunrise. Single-Family Home Expansion Continues in Region 1

This week, we’re focusing on another significant residential project in region 1: Liberty Ridge at Sunrise—a growing single-family neighborhood adding new homes and families to the district.

Located along Sunrise Boulevard East in Area 17 of the Sunrise Master Planned Community, Liberty Ridge spans approximately 50 acres and is planned for 174 single-family detached homes. The project is being developed in two phases.  Phase 1 includes 98 single-family homes and is partially complete. Phase 2 includes an additional 76 homes and is at the beginning of the home building stage.

Homes in Liberty Ridge sit on moderate density lots, averaging 7,897 square feet, with designated green space and infrastructure included through 29 subdivision tracts, all part of a community design that supports balanced long-term growth.

The development falls within the attendance areas of Edgerton Elementary, Glacier View Junior High, and Emerald Ridge High School, all schools already nearing or exceeding capacity. Like other Region 1 developments, Liberty Ridge underscores the urgent need to manage enrollment growth and expand classroom capacity.

Although 2025 school bond measures were not validated due to voter turnout requirements, the district remains committed to responsible planning. The 2025 School Capacity and Utilization Task Force (SCUT) has recommended boundary reviews and other enrollment strategies in preparation for impacts from continued residential growth.

To support this work, SCUT has advised launching a boundary review committee during the 2026–27 school year, focused on exploring potential changes between Glacier View and Ferrucci junior high school boundaries as early as the 2027–28 school year.

In addition, out-of-district transfer waivers have been closed at Pope Elementary for the 2025–26 school year. SCUT has also placed Emerald Ridge High School, Glacier View Junior High, and Edgerton Elementary on the district’s Waiver Management Watch List, signaling close monitoring of enrollment trends at these sites.

Liberty Ridge, and similar developments in the Sunrise corridor, signal a continued trend of residential expansion that will shape school capacity needs well into the future. The district will continue to monitor enrollment and development patterns as part of long-range facilities and boundary planning.

The district will continue to monitor development patterns and explore options to accommodate growth, including potential future bond measures, as part of long-range facilities planning.
