Where We're Growing: Bradley Heights Apartments: Redevelopment Project Adds More Housing to the Emerald Ridge Catchment Area

Last week, we took a closer look at Area 27 Apartments, one of the largest projects in the Sunrise area. This week, we’re highlighting a significant redevelopment in region 1: Bradley Heights Apartments. 

Redevelopment efforts in the Emerald Ridge High School attendance area continue, with the proposed Bradley Heights Apartments marking another multifamily housing project contributing to enrollment pressure in the Sunrise region. 

Located on a 7.78-acre parcel formerly used as a mobile home park, the proposed project calls for 236 apartment units across 10 buildings, along with a recreation building, parking lot, storm drainage, sewer and water extensions, and frontage improvements. 

The development falls within the attendance areas of Wildwood Elementary, Ferrucci Junior High, and Emerald Ridge High School. These schools are already identified as nearing or exceeding capacity. As with other projects in the Sunrise area, this growth reinforces the district’s long-range planning challenges and underscores the need for additional classroom space. 

The 2025 School Capacity and Utilization Task Force has recommended boundary reviews and enrollment management strategies to prepare for anticipated impacts from projects like Area 27 Apartments. 

This development—along with others in the Sunrise corridor—signals an ongoing trend of residential expansion that will continue to shape school capacity needs in the years to come. 

The district will continue to monitor development patterns and explore options to accommodate growth, including potential future bond measures, as part of long-range facilities planning.
