Where We're Growing: Area 27 Apartments: Large-Scale Housing Project Signals Continued Growth in Sunrise

Residential development in the Sunrise Master Plan Community continues at a steady pace, with Area 27 Apartments marking the largest upcoming multifamily housing project in the area. 

With site plan approval in place, Area 27 is set to bring 396 apartments to life across 18 buildings on a 20-acre parcel near 122nd Ave E. and 180th St E in Puyallup. The project will unfold in two phases—216 units in Phase 1, followed by 180 units in Phase 2

Once completed, the community will offer: 

  • 60 one-bedroom units 
  • 258 two-bedroom units 
  • 78 three-bedroom units 

The development falls within the attendance areas of Edgerton Elementary, Glacier View Junior High, and Emerald Ridge High School. Schools are already identified as nearing or exceeding capacity. As with other projects in the Sunrise area, this growth reinforces the district’s long-range planning challenges and underscores the need for additional classroom space. 

The 2025 School Capacity and Utilization Task Force has recommended boundary reviews and enrollment management strategies to prepare for anticipated impacts from projects like Area 27.  This development—along with others in the Sunrise corridor—signals an ongoing trend of residential expansion that will continue to shape school capacity needs in the years to come. 

The district will continue to monitor development patterns and explore options to accommodate growth, including potential future bond measures, as part of long-range facilities planning.
